| PRINCIPLES OF RETAIL DESIGN |

At
the outset of each retail center design project MOLA prepares
a checklist of Retail Design Principles to be applied during
the client briefing phase. These can typically include:
- Planning
for future expansion of the centre
- Preparation
of the Building Organisational Strategy
Including Definition of Anchor tenants, Definition of Tenant mix, Definition
of the number of floors, Definition of distribution of uses, Definition of
structural clear heights etc
- Strategy
for Access, Orientation and Circulation
Including Integration with local transport connections, Pedestrian access,
Balanced distribution of entrances, Maximum shopper exposure to the maximum
number of shops, Night access for 24hr leisure zone etc
- Successful
Mall Design Principles
Including Clear sight lines and visibility for shoppers, Regular "Architectural
Events", Allow shop fronts to communicate their message, Ideal proportions
of the shop unit, etc
- Strategy
for Goods delivery and servicing
- Adequate
Parking provisions
- And many
others
MOLA has developed these principles over a number of years and understand
