Avenue Apartments, Countess Road, Killarney
Development comprising large dual aspect apartments with access to private balconies, upper level duplexes and penthouses with access to private terraces and a creche on a sensitive four acre site in the centre of Killarney. The scheme, generally four storey blocks, is arranged in an east west axis to accommodate the existing avenue of lime trees and some significant stands of oak.

Residential development comprising 11 holiday houses arranged around shared open spaces to form a ‘sráid bhaile’, a single street village with vehicular and pedestrian sharing of public open space. A number of the houses have been designed to meet with Category 3 of Fáilte Ireland’s Validated Accessible Scheme and cater specifically to people with disabilities. |

Phased residential development consisting of conference villas adjoining Carton hotel, golf villas and demesne residences. Phase 1, completed June 2006, comprises 33 4-bed and 6-bed detached and semi-detached golf villas. Phase 2, comprising a further 49 villas, is currently on-site and is due for completion June 2007. Phase 3, comprising 36 villas, is due for completion December 2007. |

Old Windmill Court, Lower Gerald
Griffin Street, Limerick
Mixed-use development comprising 133 apartments, contained in four storeys and a penthouse level; a ground floor level creche; primary health care centre; retail/commercial space and a basement level car park.
A central block, located within a landscaped courtyard and enclosed by the scheme is accessed from the street by an ‘urban’ stairway.

Housing
This residential development comprises 38 detached houses constructed
entirely of timber using the Griffner system. The houses are sited
on the wooded slopes forming a backdrop to Foynes village overlooking
Foynes Harbour and Shannon River Estuary. |

units at 170 sq.m. to duplex (or semi-detached) units at 210 and 230
sq.m. and detached units at 250 sq.m. |

This challenging project required the integration of eighteen
townhouses into a tiny infill site on a very narrow, sloping street,
the entire site being overshadowed by the tall, grim wall of an
army barracks. |
