This is an award-winning mixed-use city centre development located in the centre of Rostov-on-Don, a city in Southern Russia. On a site with panoramic views over the River Don, the new building accommodates a 23-storey four star hotel, an 800 seat congress hall, business centre, elite retail centre with incorporated underground and surface parking.

An internal pedestrian axis connects Bolshaya Sadovaya street with Suvorova street, forming a retail passage and pass-through the hotel lobby. The glazed atrium on level two visually combines the park with the square in front of the existing hotel into a single natural corridor. The plants and trees on this terrace, with a café in between, create recreational space accessible all year round.

The 80m high, hotel tower is set perpendicular to the street, which allows for the maximum amount of rooms having a river view. The lower parts of the tower will accommodate a fitness centre and a panorama restaurant and four upper levels will be allocated to the up-market apartments. These apartments are grouped around the internal courtyard with skylight and lateral openings which reconstitutes a typical southern courtyard.

The congress centre includes a multi-functional conference hall for 800 people, equipped with an automatic retractable seating system, and transformable meeting rooms. The roof of the congress hall can be used as a tennis court.

The main entrance lobby of the business centre faces the terrace garden. The first three levels of the business centre are allocated to office use with a dedicated street entrance. Upper levels are grouped around the internal courtyard - “suspended garden”, opening up panoramic views of the river Don.

The two-level surface parking is located on the roof of the retail centre. Access to the parking is provided via the two-lane circular ramp. Also on the roof along the atrium there are a number of exclusive two-level offices-penthouses with separate entrances from the roof and dedicated parking stalls.
